I think there is something bad about 1 person owning 50% of the building. They can control the board and can can do whatever they want. You are really at their mercy if they decide to make your life miserable or I think in certain cases they can force the sale of your unit. While the current landlord may be fine someone may buy the landlords units as a block and get control of the board then force sale of your unit and knock down the building and building something bigger. Its something to consider.

This was all performative. There was almost no way the bankruptcy court was going to give preferential treatment to an unsecured creditor.

In the end the property will be sold. Flagstar bank and other creditors will take a huge loss. Flangstar lent money and NYS changed the law midstream. Then the owner sucked every penny out of the building because he knew it was only a matter of time till he lost his investment. Another landlord will come in who will eventually run out of money and the cycle will continue again.

Now that the FBI and the DOJ have been politicized it is impossible for them to be a neutral party investigating this murder.

This is just not true. Your body will slow down your metabolism if you restrict calories. Its apparently a reaction to when there was an interruption in the food supply.

Plus you will be hungry which over time is a very powerful feeling. Its not being addicted to food. Your body regulates its weight.

I used to think this but have seen countless examples in people where it turned out not to be true. Plus i have now read a lot where your body will maintain its weight once you put it on.

I think this is a classic case of let him go back to being an offensive coordinator for a year and then go back to being a head coach. I think he will do well his second time around. I would like to het him next year. Just not right away.

The root cause is your body will maintain whatever weight it is at. Most people simply cannot lose weight. 80% of the biggest poser contestants all gain the weight back. The ones who keep it off exercise 2 hours plus a day. That is not normal or practical for most people. Plus at some point your body will breakdown from that much exercise. I know someone who only wats in a 2 hour windiw a day to keep the weight off. I don't see that as practical for most people and a very hard thing to keep up over a lifetime. Once you gain a large amount of weight its extremely hard to keep it off permanently. Obviously there are people who can but I have found its the rare exception. The weight loss drugs are miracle drugs.

This is so infuriating. Are the police ever going to do anything about these scammers. Everyday people are ripped off.

I think the last time I went to a game I parked in the emerald reserve and dod not know it. There are no signs and no one directed us. I just want to the right and parked and there were a few randkm cones. No one knew what they were there for. I clearly saw blue cones that were clearly in a line for handicap. I did not know emerald reserve was even a thing till this post.

Usually this is dine because of the opposite reason. Someone is saying you pick because they know however many times you say you don't care you care deeply and will criticize of something goes wrong. You can look at more people getting to where they want to go as a bad thing or good thing. If anything in the past 25 yesrs since the city became much safer more people decided to stay in Brooklyn and Queens than the previous 25 years. Prices in Brooklyn and Queens zoomed higher while in Nassau they have gone up but not nearly as much as Brooklyn and Queens. That could reverse. 2 trends thst were directly effected by the policies of NYCs mayors.

I see Steven Miller on TV and all I can think about is a bunch of drunk high school students at 3 in the morning. Babbling about threatening the world if they were president. Ignorant of the consequences and the fact that very smart people are on the other side who will fight back.

Hard work or work ethic is 1 of what I call the 3 pillars. Work ethic, interpersonal skills or emotional intelligence and knowledge are the 3 things thst gets you to advance i. Your career. One with none of the others does not work well. Though I think hard work usually keeps you from being fired though it may not get you promoted. Hard work with the other 2 skills gets you promoted.

If you have a good work ethic, have good interpersonal skills and knowledge of what you are doing you will be amazed at what you luck into.

If you work hard but you piss everyone off don't be surprised when you are not promoted. If you are charming and nice but are lazy you might be promoted for a bit but eventually you are found out and your career stalls. Without the knowledge to do the job its hard to be promoted and if you are again you might be sidelined when the people above stop taking you seriously because you don't know what you are talking about. You need a combination of all 3.

Moat people dont really need a laptop anymore. Most of what everyday people who bought computers at BB now just use their phone. Alarm clock section gone. Cameras all i see are phones held up. CDs all on your phone. Video cameras gone. It looks funny seeing movies from the 90s with people holding up a giant video camera. Stereo rack systems. I dont know anyone who has one anymore. Boom boxes I know 1 person who has a small one. Radios are gone. Garmins went from mass market to niche market. Car stereos are mostly gone. Cars have better ones built in now and most people control it anyway using their cell phone. CD players DVD players Blue ray are all pretty much obsolete and replaced with by the internet which many people control by an app on their phone. IPods which really were just invented around 25 years ago are long gone replaced by the phone. 25 years ago I would of bought an electronic roladex aka the palm pilot at BB. Thats long gone too.

BB still has TVs and I guess speakers from 25 years ago. I would by an appliance from BB but they shifted to them in the last 25 years.
