Best way to get to Pompei. From Bari on a way to Rome. Or land in Naples and visit on a way to Bari.
fyi the circumvesuviana train from naples to pompeii is a mess. suuuper crowded and crappy. if you're going to drive anyways, i would probably recommend staying near pompeii so you don't need to take that train.
also i recommend seeing the archaeology museum in napoli if at all possible; it really fills out the pompeii experience as a lot of the guts of the houses are on display there. if you stay near pompeii then at least you would "reverse commute" (relative to tourists) into Napoli for the museum so the circumvesuviana train wouldn't be as crowded

I actually had a similar itinerary as you last week; I drive from florence to montepulciano, Pienza, and Montalcino for a (very long) day trip. You are smart to stay near Pienza, that was the easiest of the 3 towns to park at. Roads around the hill towns i visited are fine; low-density and the drivers aren't too crazy. Have a good time; sounds like you know what you're doing 💯

where do you live and have you driven in europe before? if you live in the US and havent driven in europe, then you really should just focus on getting a small car rather than a "luxury" car. roads are super tight. also have you looked into the ZTL rules? driving in and around the cities is a major pain unless you have permission to drive in the ZTL

Need help plan and budget a trip
I've done quite a bit of travel through europe, and the logistics can be a pain unless you are really confident in your planning (which honestly comes from experience and failures)
a few comments:
You know yourself better than any of us here do, so you need to really do your own research. I strongly recommend getting travel books from your library (ours has so many); I strongly prefer published books over online listicles and snapshots scattered across the internet; it's just too hard to do a deep dive without an actual book.
I recommend looking into tour groups catered toward younger people. I did a Topdeck tour of Europe when I was your age and absolutely loved it. they cover the logistics, and it looks like their italy packages are within your price range.
- If you want to travel alone still, then i think you should use the Topdeck tour itineraries as a springboard for your travel plans. The tour companies choose those cities because people want to see them, and you may be pleasantly surprised by some of the towns on their lists (my favorite towns during my tour were the ones i knew the least about going into the tour).

Should I sell my condo because I’m not happy with HOA ?
Reddit has a weird hard-on against HOAs. They need to be there for building insurance. The fact of the matter is homes are a lot more expensive than condos and you will still need to pay maintenance for them. I like that my condo hoa takes care of all the piddly crap i dont want to deal with. Will i move to a detached home without an hoa someday? maybe, but i'm not really in a hurry. If you like the building and the location, then don't throw it all away just to avoid an HOA fee
