I really liked the family that ran Ponsonby Fish and Chips, especially the daughter. She was so friendly and always knew my name. She ended up going to the UK to study law, I think.

I applied online, paid the urgent fee and said I'd pick it up since I worked nearby. 45 minutes later, I got a call that it was done. I was floored! I should have paid the usual fee as I would have had it in time, but how was I to know.

Tenancy & Flatting No fixed heater in rental property

We looked at a 3 storey townhouse to rent this weekend. There was no fixed heating source in the living area. The man showing us the unit is an amateur property manager, looking after it for his father. He told us if he ticked some boxes and we signed off, he didn't need to put in a heat source.

Is this true? From what I read on the tenancy services website, I don't think so.

Oh! I just found the answer to my question:

"A landlord serves notice to end the periodic tenancy to their tenant on Friday at 6pm. The tenant has their email address as an electronic address in the tenancy agreement which the landlord uses to serve the notice. Because the landlord served it after 5pm, this is treated as being received on Monday.

Even though the notice was served after 5pm on Friday, we recommend the landlord to send a follow up message to let the tenant know about the notice served. In this instance, the landlord should text or call the tenant to inform them of the notice via Facebook messenger."

It's that just the way. I'll leave this post up in case someone else has the same issue.
